Athens, New York

Old houses, kept well. New ones that belong.

We preserve, restore, and add to the Hudson Valley's historic homes. When we build from the ground up, we make sure the new house looks right at home next door.

What we do

Preservation & restoration

This is our specialty. We keep historic homes structurally sound and true to their roots—whether that means repairing rotted sills, shoring up timber framing, saving wide plank flooring, or restoring original windows and trim.

Renovations & remodels

Updating kitchens, bathrooms, and living spaces for modern life without stripping the soul out of the house.

Additions

When you need more room, we build space that respects the original. Scaled right, detailed properly, and tied in with care.

New homes

Ground-up builds for people who want a house that genuinely reflects the historic character of the valley.

Consultations

Thinking of buying an old property, or just wondering what yours needs first? We're happy to come out for a walk-through and give you a straight answer.

About

About us

Loonenburg is the original Dutch name for Athens. A lot of the houses around here have been standing since that name was still on the map, and working on them means respecting what those early builders got right.

Loonenburg Builders LLC is led by Philip Warton, who brings 25 years of hands-on restoration carpentry to the table. We don't overcomplicate things—every project just starts with a conversation and a walk through the house.
